We have been commissioned by the heirs to sell at Absolute Auction the farm and remaining personal property of the Hazel J. & James S. Carrell Estate. The estate consists of approximately 45.5 acres, a brick home, implement shed, and barn. Default remedies are reserved by DeLozier Auction Inc, and the Seller. In the event the buyer defaults and doesn't close property within time allotted, the 10% deposit is forfeited by the purchaser, and becomes the auction company's. Taxes for the 2017 year to be paid at closing, and 2018 taxes to be prorated. Any back taxes and /or rollback taxesto be paid by seller at closing. 15 acre minimum is required for the Greenbelt tax program. It will be up to the purchaser to enroll property in the Greenbelt program if buyer so chooses. Closing on all Real Estate will be on or before 30 days from March 24th, 2018. Possession of all properties to be given at closing, unless otherwise stated in individual property terms.
